How to prepare for a rental viewing to ensure you’re successful

Walk, bike or drive around the property and familiarize yourself with the area. Get a feel of what it would be like to live in the neighbourhood.

Take someone with you

It is always a good idea to take a friend or someone you trust to help you with a second opinion around the property.

Check carefully

Take your time during the inspection and look at all aspects of the property that may be important to your household. For example, level access, security, fresh air or ample light. Ask the property manager any questions you may have. For example, did the previous tenants have any issues about the property you should be aware of.

Make sure to ask the property manager what is included with the rental property. For example, if the lease will include the existing furniture or washing machine. You should ensure you are clear on the lease terms and requirements - i.e. if the lease is for 6-12 months, or perhaps 12-24 months.

Is the owner an investor or self managed super fund? How long have they held the property and do they intend to sell in the next 1-2 years?
