How to prepare for a rental viewing to ensure you’re successful

Wander past

Walk, bike or drive around the property and familiarize yourself with the area. Get a feel of what it would be like to live in the neighbourhood.

Be prepared

Do your research around the property, the area and comparable properties. Make a list of questions you want to ask the property manager or a list of things you want to look at in the property (i.e. does the property come with a washing machine).

Take someone with you

It is always a good idea to take a friend or someone you trust to help you with a second opinion around the property.

Check carefully

Take your time during the inspection and look at all aspects of the property that may be important to your household. For example, level access, security, fresh air or ample light. Ask the property manager any questions you may have. For example, did the previous tenants have any issues about the property you should be aware of.

Find out the finer details

Make sure to ask the property manager what is included with the rental property. For example, if the lease will include the existing furniture or washing machine. You should ensure you are clear on the lease terms and requirements - i.e. if the lease is for 6-12 months, or perhaps 12-24 months.

Understand the owner’s intentions

Is the owner an investor or self managed super fund? How long have they held the property and do they intend to sell in the next 1-2 years?

Be friendly

It is recommended to build a positive relationship with the property manager and to aim to be as memorable as possible to provide yourself with the best chance of success if you decide to submit a rental application.

Ensure to maintain social distancing within the property and request permission from the property manager to touch anything or open any cupboards before you do.
